For the town of Tournefeuille, Desplaces Ducher Architectes, together with Terreauciel, TEOH, NEDD, AIGA Infra, Ecozimut, EMACOUSTIC and SIST, is designing thirty new apartments under a Bail Réel Solidaire affordable ownership scheme on rue de Belbèze. Organised in two compact blocks of fifteen homes — four storeys with a set-back top floor, pitched tiled roofs and a single level of underground parking — the buildings fit into a low-rise residential fabric, strictly respecting the height limits set by the local plan, while offering a generous open-ground courtyard, private ground-floor gardens and large shaded loggias on every level. The project asserts a common-sense architecture, rooted in local materials and know-how, targeting RE2020 2025 compliance and NF Habitat HQE certification, with particular attention to summer comfort, everyday biodiversity and the quality of use of each apartment.
