The project develops a mixed, adaptable neighbourhood combining housing, a hotel, sports facilities and active ground-floor uses to create genuine urban intensity. The diverse residential offer mixes apartment buildings, intermediate housing, townhouses and hybrid SOHO (Small Office Home Office) units, linking home and work.
The arrangement of volumes and the variety of heights, from three to eight storeys, create a varied urban landscape while keeping a human scale, notably through inhabited sheds that reinterpret the site’s artisanal history. At the heart of the project, a large landscaped park and leisure areas form a green lung, shielded from the RD920 road by office buildings placed along its edge. The homes, widely open onto this planted courtyard, are dual-aspect or through-apartments, with generous outdoor spaces — gardens, terraces, loggias or duplexes under the sheds — and simple, adaptable and rational plans that promote quality of use and flexible ways of living.
Finally, the scheme follows an ambitious sustainability approach, based on RE2020 targets (2025 and 2028 thresholds), high energy performance, a reduced carbon footprint and bioclimatic design that improves summer comfort through vegetation and the creation of cool islands.
